Catesby Estates enters into an agreement to promote Flitch Green land site for new homes - 2020

Catesby Estates has entered into an agreement to promote land off Station Road, between Flitch Green and Pound Hill, Little Dunmow, Essex.
 
This site falls within the Little Dunmow & Flitch Green District Ward Boundary and also the Little Dunmow Parish Boundary. 
 
Due to the location of this site, and its proximity to Flitch Green we have contacted both Parish Councils, other stakeholders and local residents as part of our public consultation process.
 
Within the administrative area of Uttlesford District Council, the greenfield site is 34.7 acres and lies adjacent to existing development and the Flitch Way, a disused rail link which offers extensive walking and cycling opportunities for local residents to sustainably access Great Dunmow.
 
Uttlesford District Council is currently undertaking a Local Plan review, and Flitch Green is recognised as a Type A Village (Tier 3) and considered sustainable for housing growth.

The public consultation for Catesby's proposals for new homes and community facilities at Moors Fields commenced in 2021 and ran for 3 weeks.

Outline planning application submitted to Uttlesford District Council for new homes at Flitch Green - 2021

An outline planning application for new homes and community facilities was submitted to Uttlesford District Council.

Following advice from officers, the application was accompanied by a detailed Design and Access Statement that provided a design code for different character areas within the site setting out how the design of the development will meet the criteria set out in Homes England’s Building for a Healthy Life design toolkit.

Flitch Green strategic land site sale by Catesby Estates - 2023

Catesby Estates has successfully completed the sale of a residential development site in Flitch Green, Essex to Dandara.
 
Located off Station Road, the greenfield site was granted outline planning consent by Uttlesford District Council for 160 Net Zero Ready homes including 40% affordable housing.
 
The site also includes an office hub to provide flexible working space and a new countryside park with allotments, community orchard and new play areas.  The onsite cycling and walking trails link to the Flitch Way which provides 15 miles of flat, traffic free space for walking, cycling and horse riding between Braintree and Bishops Stortford.
 
Despite a challenging planning environment, the Catesby team managed to achieve a local level consent for this non-allocated site and secure a buyer in less than 18 months.
