A Record Week For The Catesby Planning Team
During lockdown, virtual committee hearings, proved fruitful with Catesby achieving one of its most successful planning periods to date.
With resolution to grant planning permission being achieved across 4 sites at Boxford, Kenilworth, Hellingly and Crowborough in just over a week, totalling 150 acres and 1,054 homes.
In addition to new homes, land was also provided across these sites for new facilities such as a new community building, new primary school, allotments, equipped areas of play, country park extension and substantial highways, footpaths and cycleway enhancements.
This was a real team effort from across all the specialist areas within the Catesby business, including land, planning, technical, design, marketing and finance.
We have a further 7 sites awaiting planning consents, totalling 148 acres, 821 plots and 36% average affordable homes per site, highlighting how well as a team and business we have adapted during these extraordinary times.
New Homes Planned For East Horsley
Those looking to get on the housing ladder in East Horsley, Surrey have been given a welcome boost in a village where the average house price is in excess of £1,000,000.
Back in January, Guildford Borough Council followed Planning Officers recommendations for approval and granted outline planning permission for 110 new homes, of which 40% will be affordable housing, along with new public open space.
Catesby has been promoting the 14.2 acre site at Lollesworth Fields, Ockham Road North through the Local Plan process for its removal from the Green Belt since 2013. The site is in a highly sustainable location, just 250 metres from the railway station and village centre.
Following extensive public consultation with Guildford Borough Council, with both East and West Horsley Parish Councils and local residents, an outline application was submitted in April 2019 for determination.
The Local Plan was adopted in April 2019 in controversial circumstances and identified the site as suitable for release from the Green Belt for approximately 100 new homes. Three High Court challenges were
submitted, claiming the Council and Planning Inspector had failed to demonstrate the exceptional circumstances required to remove land from the Green Belt. These were dismissed in December 2019.

This is a logical site for development in a highly sustainable location and its removal from the Green Belt was long overdue.”
“Many people who grew up in the village have been unable to find a home due to it being a highly desirable and expensive place to live. With 44 of the new homes being affordable housing, it will enable many local people to take their first step on the housing ladder.”
There is strong interest in the site from housebuilders, with first residents expected to take occupation in late 2021.
