Woodside Conference Centre and Crewe Lane strategic land site

The Woodside Conference Centre and Crewe Lane site forms part of the land east of Kenilworth allocated in the adopted Warwick Local Plan and Kenilworth Neighbourhood Plan for the delivery of a high quality new community comprising approximately 1,400 new homes together with supporting infrastructure. 

This allocation is bounded by Glasshouse Lane to the west and the A46 to the east.

Page 23 of the Warwick Local Plan (you can download a copy here) allocates the following sites east of Kenilworth:

  • H06 East of Kenilworth (Thickthorn) – providing 760 new homes, 8ha of employment land, a local centre and new primary school
  • H40 East of Kenilworth (Crewe Lane, Southcrest Farm and Woodside Training Centre – including the Catesby Estates land) (policy DS12) providing up to 640 new homes, relocation of secondary school; primary school; community facilities
  • H41 East of Warwick Road, Kenilworth providing 100 new homes

Kenilworth Planning Application Submitted – August 2018

Outline plans have been submitted to Warwickshire District Council for the construction of up to 640 new homes on 76 acres at Woodside Conference Centre and Crewe Lane, Kenilworth, Warwickshire.

The land forms part of a wider area allocated in the Warwick Local Plan for residential development to the east of Kenilworth.

The Outline Planning Application has been submitted to Warwickshire District Council for:

Ed Barrett of Catesby Estates said “We have worked with Warwickshire District Council and County Council, along with Kenilworth Town Council to bring forward this well located and sustainable housing site.  We held two public consultation events earlier this year and used the feedback from local residents to shape our final plans, which included reducing the maximum number of homes proposed from 690 to 640, provision of a new community hall and allotments along with a raft of highways improvements.”

“The need for additional new homes in the area is well recognised by the local community, and with the inclusion of 40% affordable housing we will be giving those looking to take their first steps on the housing ladder a welcome boost.”

The application will undergo a statutory consultation period, where anyone who wishes to make their views known on the development, can submit their comments to Warwickshire District Council, before it goes before the planning committee later this year.  Should the application be approved, housebuilders could be onsite late 2019, with first residents taking occupation in 2020.

This is the largest planning application submitted by Catesby Estates in 2018 who are also delivering the infrastructure for 735 new homes at the Myton Green development in Warwick.

Resolution To Grant Given At Virtual Planning Committee – June 2020

A busy few days for the Catesby Estates team, with our second resolution to grant in less than a week (17th June 2020).

Following a virtual planning committee, we are pleased to announce that Warwick District Council has resolved to grant outline planning permission for 620 new homes on a 76 acre site at Woodside Conference Centre and Crewe Lane, Kenilworth, Warwickshire.

Following extensive pre-application discussions with both the District and Town Council and wide ranging community engagement, the Planning Committee members voted in line with the Planning Officer’s recommendation to approve the application subject to additional mitigation measures being agreed.

The scheme includes 40% affordable housing along with land for a new primary school, allotments, equipped play areas, informal public open space and substantial highway, footpath and cycleway enhancements.

Catesby Estates are pleased to announce the sale of a 76 acre residential land site in Kenilworth, Warwickshire to a newly formed joint venture between Vistry and Milverton Homes who will be collaborating to deliver new homes on the site.

Catesby has worked closely over a four year period with both the District and Town Councils, and carried out extensive wide ranging community engagement to bring this site forward.  At a virtual Planning Committee, members voted in line with the Planning Officer’s recommendation for approval subject to additional highways mitigation measures being agreed.

David Harper, Area Land Director at Catesby Estates said “We are delighted to have completed this sale to the newly formed joint venture partnership between Warwick District Council and Vistry Partnerships.”

“For the planning process to work effectively, land promoters, housebuilders, councils and local residents need to work together.  We believe as a result of our collaborative approach this sensitively designed development will provide not just new homes but real community benefits and additional facilities for both existing and new residents.”  

Richard Foxon and Piers Beeton of Newton LDP (both formerly with Strutt & Parker) represented Catesby and the landowners in the sale of the site. This transaction is the first major land sale that they have concluded since launching their new land, development & property agency business.
