Planning Application

The proposals for our site at Bishops Green which underwent public consultation was formally registered and validated by Basingstoke & Deane Borough Council in December 2021.

Within the administrative area of Basingstoke & Deane Borough Council, the greenfield land site is 55 acres and lies adjacent to an existing employment area with over 180 businesses, employing 2,000 people on Greenham Business Park.

Application number: 21/03598/OUT which can be viewed on the Council's planning portal.

Up to 300 new homes including 40% affordable housing
Public nature park
1.2 acres (0.5 ha) of space reserved for community facility use including outdoor sport and use and a community building
Range of play areas including a local equipped area of play (LEAP)
Community orchard
A range of off-site improvements to highways and public transport, including upgrades to existing pedestrian/cycle links and local bus stops
Minimum 10% net biodiversity gain across the site
Additional green links through the developable area, and the site is designed to prioritise sustainable and active modes of travel, including walking, cycling, bus travel and electric vehicles

Statutory consultees (e.g., Environment Agency, Highways England, Natural England and the Parish Council) and local residents will have the opportunity to formally comment on the application.

We will continue to work closely with the Council and respond to statutory consultees through the application process. This website will be updated as the application progresses.

College Copse Fields Public Consultation To Commence - August 2021

The public consultation for the proposals by Catesby Estates at College Copse Fields, Off Ecchinswell Road, Bishops Green is due to commence.

The website which is due to go live from Thursday 26th August 2021 contains the information we would normally use at a public exhibition and includes plans and links to useful resources. The website will be updated on a regular basis as our proposals and our planning application for the site progresses.

Bishops Green Added To Catesby’s Land Promotion Portfolio - October 2020

Catesby Estates has entered into an agreement to promote land at Bishops Green, Newbury.

Nicholas White & James Cordery at Carter Jonas acted on behalf of the landowners.

All homes to be built to Future Homes Standards which will deliver carbon emissions savings of 75% on current building regulations, with features such as electric charging points and solar panels

Exact facilities to be provided is to be confirmed by BDBC during the application process. These will then be secured as part of any outline planning permission granted.
The Proposals - Delivering a comprehensive housing led scheme on land to the east of Ecchinswell Road provides a real opportunity to address any community facility shortages and to form an enhanced level of sustainability for the community.

The key aim of the development would be to compliment and extend the community centre to avoid displacing the existing core. The new facilities and homes will allow Bishops Green to have Village status which will bring further social and economic benefits over time.

The settlement of Bishops Green is characterised by mature landscape features creating a verdant backdrop to development.

The proposed development will work within this established framework, retaining and integrating existing mature landscape features, and adding to those features through a network of new planting throughout the development.

Existing and new ecological habitats will be retained and integrated within the landscape network, making sure that the habitat corridors positively connect with the wider network surrounding the area.

Complementing the existing public open spaces to the west of Bishops Green, a series of new multi-functional public open spaces will be created for the benefit of the existing and new community. This will encourage walking, cycling and recreation supporting healthy lifestyles for the residents of Bishops Green.
