40% affordable housing - Affordable housing is a combination of social rented, affordable rent and shared ownership housing, provided to eligible households whose needs are not met by the market. 

This will assist those looking for their first home, and lower income individuals and families to get on the housing ladder.

Net Zero Ready Homes - The proposed homes would be built to meet the 2025 Future Homes Standard, delivering Net Zero Ready Homes which reduce carbon emissions by at least 75% beyond current regulations.

Public open spaces - A new countryside park that covers 50% of the site, totalling in excess of 20 acres (8.4 hectares) of publicly accessible open space, which greatly exceeds policy requirements.

The park would include allotments, a community orchard, new play areas, ecological areas and a circular walking and cycling trail. This would provide new and existing residents a complimentary community facility to the open space located to the south of Flitch Green.

There are also landscape buffers along Station Road and adjacent to Ainsworth Drive and Harrisons Drive.

Biodiversity Net Gain - The countryside park has been designed to deliver biodiversity net gain, including significant tree planting.

The submitted Biodiversity Net Gain Assessment demonstrates a +29.24% gain in biodiversity across the site, which is well in excess of the +10% mandated in the Environment Act.

Office Hub - to enable local remote working following changing working patters since Covid

School capacity - Any planning consent would be accompanied by a Section 106 legal agreement which would include financial contributions for every school place required, and this would be paid to local schools such as Flitch Green Academy.

Road congestion, traffic and safe site access - Our planning application is accompanied by a Transport Assessment, where we describe the pre-application enquiries with Essex County Council, our traffic counts and the impact of the proposals on the local road network.

The access is proposed on Station Road which is subject to a 40mph at that point.

In terms of accidents, we have investigated the traffic records for the past 5 years and there have been no accidents on this part of the road however, our surveys have found a number of vehicles exceed this limit therefore elements of traffic calming are included.

Walking and cycling  - The site is uniquely located to optimise non-car modes of transport and we want to encourage residents to use the Flitch Way.  We also want the site to feel well connected to Flitch Green and ensure the countryside park is used by the whole community.

We will therefore deliver new walking routes which link to Baynard Avenue and Station Road as well as Flitch Way.
