Successful strategic land promotion in Balsall Common, Coventry

Catesby Estates worked across two landownerships, to successfully secure the allocation and removal of two separate land parcels totalling 9.5 acres from the Green Belt, off Kenilworth Road in Balsall Common. 

The site was in phase 3 of the Local Plan which released sites for development for 2023-2028.

Green Belt removal and outline planning permission granted in 2015

Catesby Estates were able to show that the council could not demonstrate a five year supply of housing land and therefore the site should be brought forward early

Solihull MBC granted a resolution to grant outline planning consent for two planning applications for up to 80 houses and one for up to 35 houses in March 2015.

The Section 106 agreements were signed in April and July 2015 respectively and full planning consents issued.

Strategic land promoted and sold to Crest Nicholson in 2015

Following a competitive marketing process the sites were sold to Crest Nicholson in 2015.  All new homes on the site named Elysian Gardens have now been sold.
